An operational worksheet, not a warranty-reserve or accounting standard.
Use your own verified rates and review allocation choices with your finance team.

## Define the report

- Population/cohort of homes:
- Observation period:
- Included request IDs and linked return visits:
- Cash-only or operating-resource view:
- Internal hourly rate basis:
- Fee allocation method:
- Known missing invoices or estimates:

## Cost ledger

| Issue ID | Home | Service date | Entry date | Cost type | Description | Quantity | Rate | Amount | Actual/estimated/allocated | Evidence reference | Recovery status |
| --- | --- | --- | --- | --- | --- | --- | --- | --- | --- | --- | --- |
| [ID] | [Home] | [Date] | [Date] | [Repair/labor/travel/fee/recovery] | [Work] | [Hours/units] | [Rate] | [Amount] | [Basis] | [Private source] | [None/pending/confirmed] |

Request cost = external repair and assessment charges + internal labor + separately
incurred travel and materials + allocated coordination fees - confirmed credits
and recoveries.

Internal labor = minutes / 60 × loaded hourly rate.
Use a consistent rate that does not duplicate costs recorded elsewhere.
Do not add invoice labor/materials again when already included in a repair total.
Do not subtract a merely expected recovery from confirmed cost.

## Fictional worked example

| Component | Calculation | Amount |
| --- | --- | --- |
| Repair invoice, including labor/materials | Actual in this fictional example | $350 |
| Coordinator time | 45 / 60 × $40/hour | $30 |
| Field review | 30 / 60 × $60/hour | $30 |
| Total before other costs/recoveries | 350 + 30 + 30 | $410 |
| Later return-visit invoice | Additional fictional cost | $120 |
| Extra coordinator time | 30 / 60 × $40/hour | $20 |
| Revised issue total | 410 + 120 + 20 | $550 |

All rates and amounts above are assumptions, not industry or Lucera benchmarks.
Internal labor use is not necessarily an incremental cash payment or a cash saving.

## Reconciliation and review

- Reconcile actual external entries to invoices and confirmed credits.
- Reconcile allocated service fees to the full fee once, not once per issue.
- Keep estimates and pending recoveries visible as such.
- Link repeat work to the original issue.
- Match the population and time period in the numerator and denominator.
- Include homes with zero requests when calculating cost per delivered home.
- Do not divide spending on several years of homes by this month’s closings.
- Record observed interruptions or relationship problems separately; do not assign
speculative lost revenue to every complaint.
