We price Lucera around the homes you enroll and the coordination your team needs. An introductory call comes first; your proposal sets out the fee, service term, and responsibilities before you start.

The service fee and repair costs are separate.
Repair labor, materials, inspections, and other third-party expenses are outside the Lucera service fee unless your agreement includes them. Applicable taxes are added as required.
Your team retains authority over spending, goodwill, material coverage decisions, and contractual commitments. We confirm those boundaries during setup.
Closeout or other additional workflows are scoped explicitly with you, so the responsibilities are clear.

What does Lucera actually take off my plate?
Homeowner intake, gathering missing details, reviewing the issue against your warranty information, vendor scheduling, reminders, and follow-up through completion. Your team gets the context it needs when a coverage, spending, or exception decision requires your input.
Can we keep using our existing trades?
Yes. We start with your vendor list and the trades assigned to each home. Lucera coordinates with them by text and email; they do not need to learn a new builder dashboard to respond.
Who decides what is covered and what we spend?
You retain authority over material coverage decisions, goodwill work, spending, and exceptions. Lucera brings the homeowner report, relevant warranty context, and a recommended next step together so you can make an informed decision.
Does Lucera do the repairs or site inspections?
Your trades perform repairs. When an issue needs an on-site assessment, we coordinate with your team or a builder-approved field professional. Repair costs, inspections, and other third-party expenses are separate from the Lucera service fee unless included in your agreement.
Do we need to replace our construction software?
Lucera can run your warranty coordination alongside your existing construction and accounting tools. We agree on how homes, warranty documents, and vendor information are provided during onboarding. Any integration work is scoped separately.
