If warranty needs a dedicated person, the cost starts with the annual staffing commitment. A quiet week does not reduce the salary budget. Compare that commitment with a managed-service quote for the same homes and service period, including the work your builder still retains.
The editable example uses a $70,000 annual staff budget for 25 homes. That is $2,800 per home before comparing a service proposal. These are planning assumptions, not an industry staffing rule or a Lucera price quote. This free tool requires no account or email.
Hire a coordinator or use a managed service?
Editable example: one dedicated coordinator, 25 homes, and one year of service. A hiring budget stays committed between requests. Replace the assumptions with your budget and quote. Inputs stay in your browser.
Your annual budget comparison
- Hire a coordinator / year
- $70,000
- Managed service + retained work / year
- $25,000
- Staff budget per home
- $2,800
- Service + retained work per home
- $1,000
$45,000 lower annual budget with the service in this example.
Service fees: $25,000. Retained internal cost: $0. The budget difference becomes a cash saving only if you can actually avoid that hire or expense. Builder decisions and qualified repairs still need an owner.

What the salary comparison cannot measure
Warranty often sits with a superintendent or owner instead of a dedicated coordinator. Their cost includes time away from current construction: gathering details, chasing trades, arranging visits, handling missed appointments, and keeping homeowners updated. Record the actual hours and interruptions before putting a value on them.
- Construction capacity: What work gets delayed when the superintendent handles warranty?
- Homeowner experience: Which updates are missed, and which unresolved requests damage trust?
- Continuity: Who follows through during leave, turnover, or a busy production week?
Lucera owns the agreed routine homeowner and trade coordination and brings important decisions to your team. The value includes keeping that work moving consistently. This calculator does not assign a speculative dollar amount to referrals, customer experience, or turnover.

How the comparison is calculated
- Annual in-house budget = the staffing and tools budget you enter.
- Annual service fees = homes × the one-year service quote per home.
- Annual service budget = service fees + retained internal cost.
- Budget per home = each annual budget ÷ the same homes.
- Annual budget difference = in-house budget − service budget.
Use matching homes and one-year scope. If a quote covers multiple years or a different group of homes, reconcile that period before comparing. Calculations use unrounded inputs; the display rounds to whole dollars. Homes must be a whole number of at least one.
Repair invoices, assessments, materials, travel, and taxes are outside these coordination budgets. Keep that separate ledger in the warranty cost guide and worksheet. Confirm whether a coordinator provides field work that the service does not include, and budget for that responsibility separately.
Compare ownership as well as price
Ask who owns homeowner updates, unanswered trades, rescheduling, and completion follow-up. Confirm the coverage, spending, and exception decisions your builder retains. A software subscription also needs a person to operate the workflow.
Use the software and services comparison for a provider shortlist and service vs. software for the responsibility split. For Lucera, review the proposal scope and workflow demo.
