AI agents for construction: what they do for home builders

What an AI agent is, how it differs from a chatbot or an AI feature, and how home builders use agents to text trades, update schedules, and follow up.

An AI agent for construction takes a goal, uses your tools to act on it, and keeps going until the job is done or it needs you. A chatbot answers. An AI feature speeds up one step. An agent sends the text, reads the reply, updates the schedule, and follows up.

AI featureReading a bill or naming plan pages inside your software.Your team.
AI assistantChatGPT writing a trade request. You send it and track the reply.

Ask any vendor one question: if the trade doesn’t reply, what happens? An agent notices and follows up. Everything else waits for someone to remember.

AI agents for home builders today

  • Bill review: Lucera’s bill processing compares each invoice with similar homes and gets errors fixed with the vendor.
  • Accounting: Adaptive’s agents code invoices, keep WIP current, and collect lien waivers.
  • Commercial documents: Procore’s agents handle RFIs and submittals.

Example: an AI agent handles a delivery change

  1. Plan. The agent finds the home, the schedule items, the supplier, and the carpenter. The superintendent approves.
  2. Act. It texts the supplier to move the delivery.
  3. Read the reply. “Tuesday 8–10 works.” It updates the schedule.
  4. Next step. Delivery confirmed, it asks the carpenter about Wednesday at 7.
  5. Follow up. No answer? It follows up, then flags the superintendent.
  6. Report. Both trades confirmed, schedule updated.

The agent books the carpenter only after the delivery is confirmed. Handling that order is what separates an agent from a drafting tool.

Where AI agents go wrong, and how to prevent it

  • Wrong person or home. Contacts tied to each home, and your approval before the first text.
  • “Maybe” treated as “yes.” Proposed, confirmed, and done shown separately.
  • An old schedule. One source of truth that the agent updates.
  • Going quiet. Escalation to you when a reply doesn’t come.
  • Doing too much. Clear tasks it can take on, and decisions that stay with you.

How to evaluate a construction AI agent

  1. Demo a trade who doesn’t reply and a date that moves twice.
  2. Find out which actions need your approval.
  3. Check that every message and change is recorded.
  4. Make sure trades can reply by text, with no new app.
  5. Start with a few homes and one task.
